What To Know About OASIS COUNTY

Please read these terms and condions carefully before subscribing to Oasis County Extension by appending your signature to the space provided below. Note that Phozo Properes and Investment Ltd will only accept the confirmaon of subscripon upon your acceptance and compliance with these terms and condions. These terms and condions shall be applicable to all subscribers, agents, legal representaves, assigns and their successors-in-tle. Upon subscripon, you are required to fill in all required details as contained in the official subscripon form given to you by Phozo Properes and Investment Ltd. The company will not be liable for errors or misinformaon in the course of filling the form. And every request for correcon shall aract extra charges to correct in your survey and other documents. The terms and condions is an integral part of the subscripon and should be read thoroughly. By signing in the provided space at the boom of this document, you agree that you have received, read, understood and agreed to be bound by terms as contained herein.

1. Payment And Documentation
Upon compleon of all payments including the statutory fees, you will be given your payment receipt, invoice, contract of sales and your Deed of assignment will be ready after 90 days . Your allocaon details shall be final and you would receive your Survey Plan on the day of allocation.

2. Allocation
The final and physical allocaon shall be granted six months after which the full payment of the total cost of the property has been made. This is to allow us to properly plan for the allocation.

3. Termination Of Contract
Phozo Properes and Investment Limited reserve the right to terminate your subscripon when you subsequently fail to meet the payment plans, your failure to adhere to the terms and condions contained herein or meet the purchase requirements. We will not take the responsibility to find a third party to acquire your property on your behalf rather, your subscription will be revoked and you shall be fully refunded but less 40% administrative fees.

4. Ownership
Your deposit does not guarantees you a poron of land in Oasis County Extension , it is only a show of your interest to own a property within the estate. The ownership of any poron of land in Oasis County Extenon does not commence unl the compleon of all payments including the statutory fees.

5. Transfer of interest
In the event that you choose to sell your land aer the allocaon, you will be required to complete your change of ownership procedure. The applicable fees shall be a non-refundable sum of N150,000 (One Hundred and Fiy Thousand Naira Only) per plot. This transfer fee is subject to upward review and it is required to be paid before tle is transferred to the new purchaser. The client must have made the complete payment and allocated before choosing to transfer the ownership of the property to the third party. Both pares are at liberty to agree on who bears the cost of transfer of interest. Where property is being transferred to a third party, the company will not be preparing a fresh survey or any document for the property as the owner and the purchaser can agree to get a new surveyor and legal practioner.

6. Land Size
The size of the land is usually 500SQM on the estate, however, the land measurements on the Survey Plan varies in number and most mes below 500SQM, this measurement depends on the bearing of the land and does not mean your land is not complete. Your reliable surveyor can confirm this for you

7. Default
A default in your payment plan will aract monthly 5% interest on past due amount. In a case of 2 successive defaults within 6 months, your subscripon shall be terminated and you will be fully refunded but less 40% administrative fees.

8. Refund
All request for refund will be processed within 90 days upon which you will be fully refunded but less 40% administrative fees

9. Amendation of Terms And Conditions
This Terms and Condions remains the integral part of the transaction and Photizo Properes and Investment Limited reserves the right to amend it to accommodate changes in market/industry situations.

The Deed of Assignment and survey will be ready within 90 days after 100% of all payment

5. Would there be a development al Levy?
Yes, It is an all inclusive Price.

6. Would there be a Legal fee?
Yes, It is am all inclusive Price.

7. When will my plot(s) be allocated to me?
6 months after the completion of all payments, this is to allow us properly plan for the allocation.

8. What do I get after completion of payment?
Invoice, Receipt and Contract of Sales.

9. What does it take to acquire a commercial plot and or a corner piece?
Each attracts a 30% surcharge.

10. What type of titles does Oasis County Extension have on the land?
Deed of Assignment and Registered Survey.

11. Is the road to the estate motor-able?
Yes, the road leading to the estate is motor-able.

12. Can I pay in Installment?
Yes, we have payment plans that fits every budget

13. Is there a time frame before the commencement of work can start on my land after allocation?
No, there is no time limit to commence work, clients can access their land immediately after allocation. Maintenance of the undeveloped plots must be done frequently by the allottee.

14. Can I re-sell my plots or property?
A subscriber can resell his/her property after they have been allocated. However, a letter of notice of ownership transfer should be written to Photizo Properties and Investment Limited (info@photizoproperties.com).

15. Can I pay cash to your agent?
No, all payment must be made to the company’s account.

17. If I paid outright payment or installation payments for my plot(s) and I’m no longer interested can I get a refund?
Yes, you can get refund with a 90 days’ notice, however there is a strict 40% administrative and agency fee.
